A map of a subdivision that represents a tract of land, showing the boundaries and location of individual properties, streets, easements and other pertinent information. After a plat is approved by the Planning and Zoning Commission it is filed with the appropriate county clerk and becomes a legal lot of record for which a building permit can be issued.
Zoning is a local government's ability to regulate the use and development of land. It is designed to protect property values by preventing the location of incompatible uses in close proximity to each other. Planning involves the development of programs, plans, and policies for the creation of a better community. Zoning and Planning are closely related.
Iron and manganese can cause a brownish orange staining on plumbing fixtures. The level of iron and manganese in our raw water is enough to cause staining problems. Since December of 2003 Mansfield has been using Chlorine Dioxide to reduce iron and manganese.
Hot South Texas summer weather results in a rapid algae growth in our surface water reservoirs. As the algae decay, they release taste and odor compounds. The Mansfield Water Treatment Plant replaced the anthracite coal filter media with GAC (Granular Activated Carbon) in the plant expansion of 1999. As a result, the tastes and odor nuisance was greatly reduced. However, there are times of the year when the algae growths can exceed the GAC's ability to remove the tastes and odors completely.
These are terms used in the industry for moving in the drilling rig; installing all the parts, units, motors and equipment; and getting ready to drill the well. Once the well is drilled, the process is again done in reverse to remove all the equipment used in the drilling operations.
